The East Coast is my home ground - and Bayshore is its first genuinely new chapter in decades.

My honest read

This is the first private condo in the Bayshore precinct, with Bayshore station (TE29) two minutes away and a park connector to East Coast Park. For everyday life in the east, that pairing is very hard to beat - the park is on your doorstep, and the train is a straight ride into town.

Now the honest numbers. Units have changed hands between $2,532 and $3,303 psf since launch, with the developer's from-price at $1.2M for a one-bedroom plus study. For a 99-year leasehold in the OCR, that is city-fringe money. You are paying today for a town centre that does not exist yet. Early entry into a new precinct has often been rewarded in Singapore - but often is not always, and living through the construction years is part of the deal.

With 515 units across two towers, the real work is stack selection - facing, afternoon sun, road noise versus sea line. Two units on the same floor plate will not age equally at resale. This is the conversation to have before you commit, not after.

Who it’s for

  • East Coast families who want the park as their garden and one train line to town
  • Upgraders taking a long view on the Bayshore precinct rather than chasing the next quarter
  • Buyers who want infrastructure that is already committed, not promised

What I’d watch

  • Precinct amenities are years away - the first residents live beside a work-in-progress
  • OCR pricing at city-fringe levels leaves less margin for error if the market softens
  • The 1-bedders start at 484 sqft - sit in the showflat and be honest about the furniture
Stack selection

Same layout, different stack - a different home, and a different exit.

This is the work I do with you before booking day: mapping the stacks at Vela Bay against facing and afternoon sun, noise edges, privacy, view lines that survive the next launch next door - and whether each premium is actually worth paying.

Shall we look at it together?

The brochure will not tell you which stack.

The first conversation is always on me - your brief, the real numbers, and whether Vela Bay actually fits. No follow-up calls you didn’t ask for.
