Amberwood at Holland is 212 homes in low-rise blocks on Holland Link, from Sim Lian Group, and the first private launch in the Holland Plain precinct. There are no one- or two-bedrooms here: the mix runs from three-bedrooms of 872 sqft to five-bedrooms of up to 1,572 sqft. That tells you who it was designed for - families who want space, not investors chasing rental yield.
The developer previewed from $2,921 psf, and the launch entry price was $2.516M for an 872 sqft three-bedroom. For a 99-year leasehold in District 10, the quantum is the real hurdle: even the smallest unit here asks for a family-home budget, so run your loan and cash numbers before you fall for a layout.
King Albert Park MRT (DT6) is the nearest station. Being first into a new precinct means you buy before the neighbourhood is finished - the parks, the shops and the next launches next door are still to come. That can work in your favour, but it is a long-hold decision, not a quick one.
Who it’s for
- Families who need three bedrooms or more and want a District 10 address
- Buyers who prefer a low-rise, smaller community over a thousand-unit estate
- Long-horizon owners comfortable watching a new precinct grow around them
What I’d watch
- Large units mean large quantums - your budget, not the psf, decides this one
- The next Holland Plain launches will be your future resale competition
- From-prices are entry points for the smallest stacks - ask for the number on the unit you want
Same layout, different stack - a different home, and a different exit.
This is the work I do with you before booking day: mapping the stacks at Amberwood at Holland against facing and afternoon sun, noise edges, privacy, view lines that survive the next launch next door - and whether each premium is actually worth paying.

The first conversation is always on me - your brief, the real numbers, and whether Amberwood at Holland actually fits. No follow-up calls you didn’t ask for.
